Moritz are an integral part of the reservation confirmation between you as the tenant and us as the agent on behalf of the flat owner.<\/p>\n\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-0e4e3b7 elementor-widget elementor-widget-heading\" data-id=\"0e4e3b7\" data-element_type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">2. Booking a holiday home with VIVA-Ferien AG<\/h2>\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-a3f1075 elementor-widget elementor-widget-text-editor\" data-id=\"a3f1075\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t<p>By booking a holiday apartment\/holiday home in writing, by e-mail or online, you conclude a binding rental agreement with VIVA-Ferien AG as agent. The listed rights and obligations do become effective for both sides.<\/p>\n<p><strong>2.1.  <\/strong>With the signed contract (including electronic communication) the rights and obligations of the contract and the following regulations become valid. The listed payments must be transferred in due time, otherwise your reservation will lapse and VIVA-Ferien AG has the right to freely dispose of the object and to cancel the reservation without substitution. Electricity, heating, and, if available, garage space or outdoor parking space are included in the rental price. All additional services such as taxes, final cleaning, laundry, etc. are listed separately in the contract and are to be paid proportionally with the rental price.<\/p>\n<p><strong>2.2.  <\/strong>The tenant informs at the signing of the contract about the booked number of adults and children (0 to 1 year and 2 to 11 years). According to the specified persons, the beds are made up. Overcrowding of the object is not permitted. The rental property may not be sublet or subleased. An infringement entitles the VIVA-Ferien to the immediate withdrawal of the key of the apartment during the booked time.<\/p>\n\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-28c3572 elementor-widget elementor-widget-heading\" data-id=\"28c3572\" data-element_type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">3. Damage \/ security deposit<\/h2>\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-b4f1730 elementor-widget elementor-widget-text-editor\" data-id=\"b4f1730\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t<p>Inventory and rental property must be treated with respect and care, the house rules must be respected. Any damage or loss caused by the tenant or fellow occupants must be reported to VIVA-Ferien AG immediately and compensated accordingly. The tenant is liable for any damage caused by him or the roommates.<\/p>\n<p><strong>3.1.  <\/strong>VIVA-Ferien AG is entitled to demand a deposit (transfer or reservation on credit card) for the object before arrival. This is considered as a security and will normally be refunded within 7 days. Any damage that has not been reported to us, as well as subsequent cleaning of a heavily soiled object, will be charged directly to the deposit.<\/p>\n\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-2e754a0 elementor-widget elementor-widget-heading\" data-id=\"2e754a0\" data-element_type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">4. Arrival \/ your stay \/ Departure<\/h2>\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-a81221e elementor-widget elementor-widget-text-editor\" data-id=\"a81221e\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t<p>Approx. 7-10 days before your arrival, you will receive your travel documents via email. You will receive the key according to the written agreement in the travel documents. To read the documents beforehand will help you feel more comfortable at the beginning of your holiday.<\/p>\n<p><strong>4.1.  <\/strong>The apartment will be handed over in a clean and tidy condition from VIVA-Ferien AG. If there are any defects, please contact us immediately so that we can remedy the situation as soon as possible. During your holidays, we can be reached at any time during our office opening hours for questions or concerns in St. Moritz.<\/p>\n<p><strong>4.2.<\/strong> In allen Wohnungen von VIVA-Ferien AG ist Rauchen untersagt. Pets are only allowed after prior arrangement with VIVA-Ferien AG.<\/p>\n<p><strong>4.3.  <\/strong>An appointment for the key handover will be arranged before your departure. The tenant is obliged to keep the premises clean and properly left behind on the departure day. The dishes must be properly washed and stowed away as well as there must be no garbage bags\/empty bottles\/papers in the apartment. The garbage must be disposed in official red bags.<\/p>\n<p><strong>4.4.  <\/strong>The arrival and departure times are noted in your travel documents and on the contract. Deviations can only be granted on request and in exceptional cases. The tenant is personally responsible for the time of arrival. In the event of deviations, VIVA-Ferien AG must be informed in advance.<\/p>\n\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-954331d elementor-widget elementor-widget-heading\" data-id=\"954331d\" data-element_type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">5. Change of service and replacement rent\n<\/h2>\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-21230c8 elementor-widget elementor-widget-text-editor\" data-id=\"21230c8\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t<p>In the event of unforeseen circumstances which are beyond our control as agents and which make it impossible to occupy the rented property, VIVA-Ferien AG is entitled to offer an alternative property of equal value without any claims for compensation. If this offer is rejected, the amount paid by the tenant will be refunded. VIVA-Ferien AG is not liable for damages in this case.<\/p>\n\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-3f6212a elementor-widget elementor-widget-heading\" data-id=\"3f6212a\" data-element_type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">6. Internet<\/h2>\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-4504bb8 elementor-widget elementor-widget-text-editor\" data-id=\"4504bb8\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t<p>All VIVA-Ferien AG flats are equipped with free WLAN. You will receive the access with your travel documents. This is intended exclusively for the tenant. VIVA-Ferien AG has no influence on the performance and signals. It is not allowed from loading prohibited files, making connections that incur costs or other consideration. It is also forbidden to use equipment that could interfere with the Wi-Fi. Disregard can be punished at any time.<\/p>\n\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-53f44d1 elementor-widget elementor-widget-heading\" data-id=\"53f44d1\" data-element_type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">7. If for any reason the apartment is left early, the entire price remains owed.<\/p>\n<p><strong>In all other cases our normal terms and conditions apply.<\/strong><\/p>\n<p><strong>7.1.<\/strong> We recommend the conclusion of a cancellation insurance and a liability insurance for any damage. With the booking confirmation we will send you 2 links so that you have the opportunity to conclude an insurance yourself if necessary. The general conditions of the insurer apply here.
